The email quote you will receive include the total job price for everything discussed during our initial meeting. It's generally all-inclusive for the licensed and insured work for the various trades involved, all debris disposal fee, the use of quality building materials, and certain delivery fees. In most cases you will need to factor in your personal choice items in addition to our quote. These items basically consist of the things you wouldn't want someone else to pick out for you. Things that require a personal choice or taste. Be aware of contractors that will include "allowances" for these items. Sometimes they are lowballed to land the job and only afterward do you find the number weren't realist of the quality was sub-par.

 find it better to let an owner(s) get an education as to what's available and what the price points are. Afterall who knows your taste and budget better!

 

THE AGREEMENT

  • A detailed scope of work specifying materials and methods to be used.
  • Starting & Completion dates. It's nice to know your two week project isn't going to take six months.
  • A progress payment schedule. Don't pay too much up front. I can almost guarantee your project will be on the back burner if the profits are made up front.
  • Contractor and material warrantees.
  • Change orders. Sometimes you will change your mind on things midway through or unforeseen additional work is required. There should be known provisions in the contract so you are not vulnerable to unscrupulous contracts that will over charge on extras.
  • Notice oof cancellation. By law you have 72 hours to cancel a contract and receive any down payment back. This is to combat the high-pressure tactics of some salesmen. Generally, if a salesman is involved who be on the job full time you will pay too much!
